Our commitment
Colonial Pointe Franklin Lakes believes that everyone should have equal access to information about our community, our floor plans, and the leasing process. We are committed to making this website usable for people of all abilities, including those who use screen readers, keyboard navigation, or other assistive technologies.
Standards we follow
This site has been built to conform to the Web Content Accessibility Guidelines (WCAG) 2.1, Level AA, published by the World Wide Web Consortium (W3C). WCAG 2.1 AA is the standard referenced by the U.S. Department of Justice for compliance with Title III of the Americans with Disabilities Act (ADA) and is the federal benchmark for accessible web content.
Accessibility features on this site
We have built the following features into colonialpointefranklinlakes.com:
Navigation and structure
- A “Skip to main content” link at the top of every page for keyboard and screen-reader users
- Semantic HTML5 landmarks (header, nav, main, footer) for assistive-technology orientation
- Logical heading hierarchy on every page (one H1, then H2, H3 in order)
- Consistent navigation across all pages with descriptive link text
- Keyboard-operable dropdown menus following the W3C ARIA Menu Button pattern
Keyboard support
- All interactive elements (links, buttons, form fields, dropdowns, gallery tiles, virtual-tour tabs) are reachable and operable with the keyboard alone
- Visible focus indicators on every focusable element
- Arrow-key navigation inside the Photo Gallery filter and Virtual Tours tab list
- The Escape key closes the photo lightbox and any open dropdown menu
Screen readers and assistive tech
- Descriptive alt text on every informational image
- Decorative images marked with empty alt attributes so screen readers skip them
- ARIA labels on icons, dropdowns, dialogs, and form controls where needed
- Live regions (aria-live) announce gallery filter changes and form-submission status
- Form fields have associated labels, required-field indicators, and inline error messages tied to the field with aria-describedby
Visual design
- Color contrast ratios meet or exceed WCAG 2.1 AA minimums (4.5:1 for body text, 3:1 for large text)
- Text resizes up to 200% without loss of content or function
- The site is fully responsive and usable on phones, tablets, and desktops
- No information is conveyed by color alone
Motion and animation
- Animations and transitions respect the operating system's prefers-reduced-motion setting. If you have reduced motion enabled, the site will minimize movement automatically.
- No content flashes more than three times per second.
Virtual tours
Our Matterport virtual tours include keyboard controls and dollhouse, floor plan, and measurement views. If you have difficulty using a virtual tour, please contact us and we can arrange a guided phone walkthrough or an in-person tour.
Ongoing work
Accessibility is a continuous effort. We regularly review pages, test with assistive technologies, and address issues we discover. Some areas we are actively working on:
- Adding text transcripts and captions to any video content we publish in the future
- Reviewing third-party embedded tools (Matterport tours, resident portal) for accessibility gaps
- Periodic audits with screen-reader software and automated testing tools
Known limitations
Despite our best efforts, some content provided by third parties (for example, the resident-portal login pages hosted by ResMan, or the Matterport virtual-tour player) is outside our direct control. We work with these vendors to encourage accessible experiences, but cannot guarantee their compliance.
